Belmont sits about 13 km east of the Brisbane CBD, on the far side of the Gateway Motorway from Carindale. Tingalpa is to the north, Chandler to the east and Mackenzie to the south. WHY STORM SEASON IS DIFFERENT
Brisbane City Council puts the storm season at roughly October to March. Over those months Belmont can get heavy rain, strong winds and hail in the same afternoon. Paint that was applied over damp or poorly prepared timber will lift, blister and let water sit behind it. On the elevated ground near Mount Petrie, wind-driven rain hits western and northern walls hardest.
Practical adjustments:
We check moisture in timber and render before a single coat goes on, not after.
Exposed elevations towards Mount Petrie get extra attention on preparation and coat build.
We plan exterior stages around the forecast, so nothing is left half-coated ahead of a storm front.
Eaves, fascias and gutter lines get sealed properly, since that is where wind-driven rain finds its way in first.
On bush-adjacent blocks we clean back leaf litter, dust and mould growth before priming.
Local fact: Belmont sits east of the Gateway Motorway, with much of the suburb still undeveloped bush mixed with larger rural properties.
The honest caveat: We will not quote you a fixed repaint interval. How long a Belmont exterior lasts depends on which way it faces, how much tree cover sits over it and what condition the last coat is in. We assess it on site and tell you what we actually see.
The practical side
Belmont is not a tight-street suburb, but it has its own quirks. Block size, tree cover and motorway access all shape how we schedule a job here.
Driveways here are long and often steep, so we confirm where the vehicle and gear can sit before day one. Belmont homes average 2.2 registered vehicles, and 27.1% have three or more, so we work around the cars rather than blocking them in.
Larger two-storey homes on sloping ground need proper scaffolding or elevated access, which we plan at quote stage rather than on the morning.
Tree cover on the bushier blocks means overhanging branches and leaf drop. We clear the working line before preparation starts.
The Gateway Motorway and Old Cleveland Road cross at a large interchange in Belmont, so we time our runs to avoid the worst of it and start on site, not in traffic.
With no schools inside Belmont itself (the nearest are Tingalpa State School, Gumdale State School and Belmont State School over in Carindale), there is no school-run bottleneck on local streets, which gives us a wider daily working window.
Local fact: Old Cleveland Road is the suburb’s main arterial, running east through Belmont beneath the Gateway Motorway.
Getting to us
We are based at Wishart, a few suburbs south-west of Belmont. It is a short run either way, which is why we can get out to Belmont for a quote without making a production of it.
From Belmont, head west along Old Cleveland Road and pick up the Gateway Motorway southbound at the Belmont interchange. Take the Mount Gravatt-Capalaba Road exit, then head west through Mackenzie into Wishart. Note the Gateway is a toll road. Coming the other way, we simply reverse it.
