Eight Mile Plains sits about 15 km south-southeast of the Brisbane CBD, bordered by Bulimba Creek to the north and west, the Gateway Motorway to the north-east and the Pacific Motorway to the south-east. Most of the suburb was built out from the 1980s onward, and the housing mix reflects that: roughly two thirds separate houses, with a large share of townhouses and other attached homes.

This is where the local climate does its damage: high summer UV, constant humidity and the heavy November to March rain. Homes on the exposed edges of the suburb, near the Gateway and Pacific Motorway corridors, cop full sun with little shelter, and that shows up first on north and west walls.

Local fact: Brisbane's wettest, stormiest stretch runs November to March, and hail is a real risk: the November 2014 Brisbane hailstorm caused about $1.1 billion in damage.

Built for humidity, UV and storm season

Brisbane is humid subtropical, so there is no dry season to rely on. Humidity sits high all year, which slows curing and gives mould and mildew a foothold on shaded walls and eaves. Summer UV is the other half of the problem: January carries the year's highest UV index, and that is what fades colour and breaks down film on sun-facing walls. Then the rain arrives, concentrated from November to March, often in short heavy bursts that will ruin a fresh coat that has not had time to set.

Practical adjustments:

  • We watch dew point and humidity, not just the forecast, and we will pull an exterior coat rather than trap moisture under it.

  • Sun-facing walls get more attention at prep and product stage, because that is where UV does its work first.

  • Shaded, damp-prone areas (south walls, eaves, fence lines near the Bulimba Creek corridor) get proper cleaning and treatment before anything goes on.

  • We plan exterior jobs around the November to March storm window, and we sequence the work so nothing is left half-coated when a storm front comes through.

Local fact: Bulimba Creek forms the northern and western boundary of Eight Mile Plains, and the council's Bulimba Creek Bikeway runs down through the parkland to the suburb. Homes backing onto that corridor sit in a shadier, damper pocket than the rest of the suburb.

The honest caveat: How often an exterior needs repainting depends on exposure, orientation, the previous system and the condition of the substrate. We are not going to quote you a fixed interval over the phone. We look at the actual house and tell you what we find.

  • Logan Road, Miles Platting Road and Warrigal Road carry serious traffic, including school traffic around Warrigal Road State School. We time deliveries and set-up outside the school run where we can.

  • Storm season (November to March) can cost a day. We build that into the plan up front so you are not left with an exterior half-done.

Local fact: Eight Mile Plains busway station sits on Miles Platting Road with a free park 'n' ride of about 1,190 spaces, ringed by Logan Road, Miles Platting Road, the Pacific Motorway and the Gateway Motorway. It is the busiest corner of the suburb, and we plan around it.

Questions from Eight Mile Plains homeowners

I'm in a townhouse near Miles Platting Road. Do I need body corporate approval to repaint?

For anything on the exterior, almost always yes, including colour changes. Interiors are usually your call. We have worked through body corporate processes plenty of times and can give you the scope and product details the committee will ask for before you submit.

When is the best time of year to paint the outside of my house here?

The stretch from roughly April to September is the easiest run, because Brisbane's rain and storms are concentrated from November to March and humidity eases off. That said, we paint year round. We just watch conditions closely and will hold a coat rather than put it on in the wrong weather.

My north and west walls look faded but the rest is fine. Is that normal?

Very normal in Eight Mile Plains. January carries Brisbane's highest UV of the year, and sun-facing walls take the brunt of it. It usually means those elevations need different prep and product attention, not that the whole house is due.

We back onto the Bulimba Creek corridor and get mould on the shaded side. Can you fix that?

Yes, and it needs to be treated properly, not painted over. Humidity in Brisbane sits high all year, and homes near the creek parkland sit in a shadier, damper pocket. We clean and treat the affected areas first, then coat, otherwise it comes straight back through.

How long will my house be disrupted?

It depends on the size of the home, and Eight Mile Plains homes tend to be large (over half have four or more bedrooms).
